Phase 1:
Design
Every successful build begins with clarity on paper before anything is built in the field.
Our design phase is structured in two stages to ensure alignment, feasibility, and transparency before construction begins.
During this stage, you will meet weekly with the architect and Dream Coast Builders. Together, we refine floor plans, elevations, and overall layout to ensure your vision aligns with structural realities and budget expectations.
These meetings allow real-time collaboration between design and construction so decisions are made thoughtfully, not reactively.
Once floor plans and elevations are finalized, the architect provides a full proposal that includes a complete set of permit-ready construction drawings with engineering.
At this point, you own the plans. You are free to obtain additional bids from other contractors if you choose. We believe transparency builds trust.
If you elect to move forward with Dream Coast Builders, we proceed directly into permitting and pre-construction planning.
Phase 2:
Pre- Construction
Before construction begins, we establish the roadmap that prevents confusion later. Every major decision is scheduled in advance and aligned with the construction timeline.
Your finishes and materials are tied to build milestones so approvals happen before they are required on site.
Subcontractor bids are carefully reviewed, scopes are clarified, and financial expectations are aligned early.
Permits and sequencing are addressed proactively to reduce avoidable delays.
Phase 3:
Clear Roles & Communication
Construction runs smoothly when communication is centralized.
Your single point of contact oversees scheduling, quality control, site meetings, and weekly updates.
All scope and pricing discussions with subcontractors are managed through DCB leadership to prevent misalignment.
Selections and change orders are verified in writing to maintain accountability throughout the build.
Phase 4:
Construction Execution
Construction is dynamic, but your experience should not feel chaotic.
Trades are scheduled in advance and coordinated carefully. You receive weekly progress emails outlining current status, upcoming milestones, and any schedule adjustments so you are never left wondering what happens next.
An orderly jobsite reflects an orderly process.
Trade cleanup expectations, delivery coordination, warehouse management, and bidding procedures are clearly defined. Pricing and scope discussions remain centralized to keep your project unified and professionally managed.
Completion is not the end of the relationship. After final walkthrough, we remain available for warranty coordination and follow-up support, ensuring the level of care extends beyond construction.
